    Design, detailing, and production of structural plans for a suite of fifteen-unit condominium buildings of approximately 23,000 square feet each. Construction of the three-story buildings is of conventionally reinforced shallow foundation, reinforced masonry bearing walls, composite floors (concrete slab over open web steel joists), and prefabricated roof trusses. Scope of work included value engineering services, structural evaluation and retrofit design for existing mezzanine to support additional live loads, structural evaluation and retrofit design for existing steel bar joists for support of additional roof top mechanical equipment, retrofit wind connection design to resist code prescribed wind forces. Construction is of conventionally reinforced precast columns, inverted tee girders, double tee beams with concrete topping, and wall spandrel panels.   • Family Dollar/AutoZone | St. Pete, FL
    Design, detailing and production of structural drawings for the retrofit of an almost 60-year old abandoned bowling alley converted to approximately 18,300 square feet of retail space in an economically disadvantaged area of St. Petersburg. The scope of the renovation required update of the entire structure to resist loads prescribed by the current Florida Building Code. Original construction of the 22-ft tall, single-story structure was of gypsum roof panels over steel joists supported by 100-ft long, 10-ft deep truss steel truss girders and very lightly reinforced masonry bearing walls on a conventional shallow foundation. Retrofit was required for the existing roof diaphragm and walls as well as for the joists and girders. New connections and bracing were required for new and existing construction. (View Photos)
